Outdoor Sector builds durable outdoor spaces across the KC metro. This page explains our process—how estimates work, how we schedule, how we protect your property, which materials we recommend, and how to care for finished work. Use the sections below for quick, plain-English answers.

Getting started & estimates

Click Start a Project on the site and share your address, contact info, and what you’re looking to do. We’ll provide a written, line-item estimate

Yes—virtual estimates are free. For complex designs or engineered work, we may recommend a paid on-site consultation that’s credited toward the project.

Typically within a few days, depending on scope and location. Peak seasons fill quickly, so earlier is better.

Photos or a short phone video of the area, rough dimensions, problem spots (drainage, settling), and any HOA requirements.

Absolutely. For upgrades and outdoor living, we can propose layout options, materials, and a phased plan that fits your budget and timeline.

Labor, materials, equipment, standard clean-up and haul-off. Any exclusions/options are listed as separate line items.

Scheduling & communication

You’ll get confirmations for scheduled work and updates if weather shifts the plan.

We mow based on growth. In late fall, many lawns slow down—skipping avoids scalping and saves you money without sacrificing appearance.

Yes—most services can be completed without you present. Just ensure gates are unlocked and pets are secured.

Absolutely—scope changes happen. We’ll price the addition or swap in writing and proceed once you approve, so you always know cost and impact on schedule. If a change saves money or time, we’ll point that out too.

Yes, give us notice. If materials are already purchased, we’ll move your date but deposits may remain applied to the reschedule.

Yes—expect a reminder before arrival and quick check-ins during the job for key milestones. We also share photos of hidden work (e.g., drainage bases or compaction) so you have a record. At the end, we recap what was completed and the care steps.

It varies by season and weather. If you’re flexible, we can often fit smaller tasks into earlier openings; larger builds slot into the next best window. Ask anytime and we’ll share current availability.

Yes—public utility locates are requested before digging. Please identify private lines (irrigation, lighting, dog fence).

Payments & billing

Bank/ACH and major credit/debit cards. For larger builds, a deposit may be required when materials are ordered.

For maintenance, payment follows service. For projects, a deposit is due to schedule and order materials; the remaining balance is collected after the work is complete and you approve the walkthrough.

Ask us—options may be available for qualifying projects.

Permits, HOA & Compliance

We’ll advise if needed. We can pull permits or coordinate with you, but varies by city/scope.

Homeowner typically submits; we’ll provide drawings/specs/COI as needed.

COI and W-9 available; we can add additional-insured language for commercial/HOA contracts.

Warranties, Customer Care & Close-Out

Written workmanship warranty (see your estimate/contract). Materials follow manufacturer terms.

Extreme weather/Acts of God, third-party alterations, or neglected care.

Yes—after-care guides for sod/seed, concrete/asphalt cure, paver maintenance, etc.

We walk the site with you (or do a quick video call), verify every line item against your estimate, document any touch-ups as a punch list, and leave the property clean. Minor items are handled same day when possible; otherwise we schedule them within 1–3 business days (weather permitting). You’ll get after-care instructions and then we issue the final invoice. Your workmanship warranty begins at substantial completion.

Photos, Privacy & Portal

For quality control and records: before, in-progress, after, and close-out/punch-list photos. They live in your customer portal so you can review everything quickly.

Yes, photo’s help with our growth but we remove GPS data, avoid house numbers/license plates (or blur them), and never show faces without consent. Customer privacy is very important to us.

Only you and Simple Project KC staff who need it to serve your project. Want a spouse/PM/HOA rep looped in? Ask us to add an authorized contact (you can remove them later).
